Position Summary

The Facilities Manager is a senior-level, hands-on operator responsible for the performance, reliability, and long-term stewardship of three (3) high-end mountain residences in Aspen, Colorado.

This role serves as the technical lead across all building systems, exterior infrastructure, life-safety systems, vehicles, and recreational amenities. Operating in a demanding alpine environment, the Facilities Manager ensures each residence remains secure, mechanically sound, seasonally prepared, and consistently maintained to an exceptional standard.

Working in close partnership with the Estate Manager, this position requires disciplined execution, proactive planning, vendor leadership, and sound judgment. The ideal candidate brings deep technical fluency, strong organizational rigor, and the ability to prioritize across multiple properties without compromising standards.

Scope of Responsibility

  • Full operational oversight of mechanical, electrical, plumbing, structural, and exterior systems across three (3) mountain residences.
  • Development and execution of preventive maintenance programs.
  • Seasonal transition planning and execution (winter readiness, irrigation startup/shutdown, fire season preparation).
  • Vendor selection, coordination, and quality control.
  • Oversight of vehicles, fitness equipment, and specialty systems.
  • Support of capital improvements and renovation projects.

This position combines technical depth with operational leadership and requires a high level of discretion and autonomy.

Primary Responsibilities

Building Systems Leadership

  • Maintain and optimize HVAC systems, including radiant heat, snowmelt, humidification, and other alpine-specific infrastructure.
  • Oversee mechanical rooms, domestic water systems, filtration, generators, and fuel systems.
  • Diagnose and resolve complex system issues efficiently and safely.
  • Implement structured preventive maintenance schedules and lifecycle tracking.
  • Maintain detailed digital documentation of all service records, warranties, and equipment histories.

Seasonal & Alpine Operations

  • Lead winter preparedness including snowmelt systems, roof ice mitigation, drainage management, and contractor coordination.
  • Manage seasonal domestic irrigation systems including inspections, startup, shutdown, and repairs.
  • Proactively address freeze protection, altitude-related system performance, and severe weather contingencies.
  • Execute seasonal inspections and exterior preservation programs.

Fire Mitigation & Life Safety

  • Support and monitor fire mitigation strategies including defensible space coordination.
  • Ensure compliance and readiness of fire detection, suppression, and alarm systems.
  • Maintain emergency preparedness protocols for wildfire and severe winter events.
  • Oversee security systems including cameras, access controls, gates, and monitoring platforms.

Equipment & Asset Oversight

  • Maintain exercise and wellness equipment to manufacturer standards.
  • Oversee property vehicles including seasonal tire changes, service scheduling, battery management, detailing coordination, and condition monitoring.
  • Maintain accurate service logs and warranty records for all movable assets.

Vendor & Project Management

  • Select, coordinate, and supervise vendors to ensure work meets established quality standards.
  • Review scopes of work and provide informed technical feedback.
  • Support renovation and capital projects with site logistics and quality oversight.
  • Ensure vendors adhere to property protocols, safety standards, and scheduling expectations.

Technology & Systems Support

  • Provide first-level troubleshooting for AV systems, smart home platforms, Wi-Fi networks, and building automation systems.
  • Ensure systems remain reliable and guest-ready.
  • Support event readiness and operational transitions as needed.

Qualifications

  • 7+ years of experience in high-end residential facilities management or comparable luxury property operations.
  • Demonstrated experience maintaining mountain or cold-climate residences preferred.
  • Strong working knowledge of radiant heat, snowmelt systems, and high-efficiency HVAC systems.
  • Advanced troubleshooting ability across plumbing, electrical, and mechanical systems.
  • Experience managing responsibilities across multiple properties.
  • Familiarity with wildfire mitigation practices in Colorado preferred.
  • Experience maintaining vehicles and specialty recreational equipment.
  • Proven ability to manage and hold vendors accountable.
  • Valid driver’s license with clean record.
  • Ability to pass a comprehensive background investigation.
  • Authorized to work in the United States (no sponsorship available).

Compensation and Benefits

  • $140,000-$170,000 base salary | DOE
